The Dunham Company is looking for an energetic full time On-site Property Manager who is willing to live on site for an apartment complex in Sioux Falls, SD who is responsilbe for maintaining tenant relations, customer service, occupancy levels and property appeal.

Need a dedicated and detailed orientated person to assure that the Apartment is a clean and comfortable place to live. Clean appearance, friendly personality and good communication skills are required.

Company offers competitve salary based on experience and benefits including Health, Dental, paid Holidays and paid time off.

Back ground search required.

Requirements:

Answering phone for new lease inquires.
Schedule and conduct showing with prospective tenants.
Manage the leasing process through the move-in.
Take calls from tenants on maintenance issues.
Light maintenance such as changing light bulbs in the common areas, weekly vacuuming, dusting, cleaning glass on exterior doors, inspect the common areas frequently.
Walk exterior of property picking up garbage to make sure parking and sidewalks are presentable.
Keep a log of all the maintenance performed, work with Maintenance Technician on work orders and plan the work that needs to be done each day and meet weekly with Property Management Company.
Alert Property Management Company of Building improvements that should be made.
Schedule maintenance, complete the cleaning ( clean stoves, refrigerators, wipe down kitchen cupboards, wash floor and clean bathroom) and detailing of vacated apartments, which may required washing walls and/or painting upon completion of move-out inspection. Assure unit is ready for showing and move-in.
Collect rent
Renew leases
Continually inspect property for maintenance items and required improvements, report all deficiencies to Dunham Property Management Company
Have a thorough knowledge of management companies policies

Job Requirements:

High school diploma, GED or equivalent is required.
1-3 years management experience is a plus but not required
Fluency in Microsoft Word and Microsoft Excel is required.
Needs valid driver's license and proof of insurance
