As the Regional Manager, you will be responsible for managing the daily operations of our Property Management portfolio, ensuring that our properties meet the needs of building owners, tenants, and stakeholders. You will lead a team of property management professionals, overseeing a diverse range of office and office/medical properties. Your role will focus on staff management, tenant satisfaction, budget control, and operational efficiency. Wage:$100k-110k/Salary
Key Responsibilities:
Team Leadership & Staff Development: Manage, train, and lead a team consisting of Property Managers, Assistant Property Managers, Building Engineers, Day Porters, Fire Directors, and Greeters.
Operational Excellence: Ensure Property Managers effectively manage building engineers to address tenant requests and work orders promptly. Maintain the physical appearance and attractiveness of properties by overseeing service providers and considering capital improvements.
Site Visits: Conduct 2-4 property site visits annually to ensure the properties are in top condition and align with company standards.
Financial Management: Oversee planning, budgeting, and control of operating and capital expenditures. Prepare annual budgets, forecasts, management plans, and variance reports. Provide explanations for financial variances.
Vendor Management: Maintain relationships with current vendors and identify new vendors who are dependable, cost-effective, and high-quality.
Regulatory Compliance & Policies: Ensure that all operational policies and procedures, including safety, life safety, and NFPA regulations, are followed. Educate staff on safety policies and monitor compliance.
Risk Management: Ensure that management and supplier agreements are appropriately documented, mitigating risks for the company, building owners, and clients.
Qualifications & Experience:
Proven success in managing high-end office or office/medical properties.
Strong leadership abilities with a demonstrated track record of managing multi-functional teams.
Experience in managing detailed financial budgets, including forecasting and variance reporting.
Ability to foster positive relationships with both internal and external stakeholders.
Excellent communication skills, both oral and written.
Knowledge and experience with property management software (e.g., Yardi) or the ability to quickly learn new software.
High energy, a positive attitude, and a results-driven mindset.
Bachelor's degree (preferred) or equivalent experience. Continuing education in property management is a plus.
